Acuity Engineers, Inc. is a consulting firm performing Stucco/Exterior Insulation and Finish Systems (EIFS) Investigations for owners, tenants, property management firms, insurance companies and lenders. Acuity's Moisture Surveys are performed from the interior of the property so as not to breach the stucco/EIFS systems. Traditional Portland cement stucco as well as Barrier and Drainage EIFS should not be tested from the exterior so as not to impair the integrity of the systems or void the builder's warranty. They can be obtained at the wall surface, framing, within the wall and/or ceiling cavities, and at the exterior sheathing/concrete.
Moisture readings may be supplemented with the use of a Tramex Wet Wall Meter and limited exterior probing. Weather permitting, Infrared Scans may also be performed by one of Acuity’s Certified Thermographers whereby “thermal anomalies” (NOT water!) can be identified, indicating potential moisture issues. A Video Scope Analysis may also be recommended as elevated moisture numbers do not necessarily translate into structural deterioration. Acuity may perform Rooftop and Attic Assessments to determine if component installation and/or ventilation issues are potentially contributing to moisture problems. Destructive stucco/EIFS analysis may be necessary to determine building code compliance and window and door flashing methods.
Acuity performs New EIFS Installation Assessments, utilizing Certified EIFS Inspectors, as an independent third party to ascertain that compliance with manufacturer's recommendations is being met.
